WellTech celebrated ten-year anniversary in December!

WellTech Pest Solutions, a leader in specialized pest management for the multi-family housing industry, celebrated its decade anniversary at the end of December. Founded in December 2015 by Jay Wells and John Wells, both Associate Certified Entomologists (ACE), the company
has transformed from a single-technician operation in Ybor City into a regional powerhouse with 30 employees and a footprint spanning from Tampa to Daytona Beach.


A Legacy of Specialized Expertise


The Wells brothers are no strangers to large-scale operations. In 1988, alongside J.T. “Nick” Nichols, they purchased Atlanta Pest Control , growing it into the largest multi-family pest control provider in the Southeast before selling it to a national brand in 2015. With the launch of WellTech, they returned to their roots, focusing exclusively on the unique challenges of apartment communities.


Solving the “Loss Leader” Dilemma


In the pest control industry, multi-family housing is notoriously difficult. Structural pests easily travel between shared walls, leading to rapid population growth if not managed with a specialized strategy. While many companies use multi-family accounts as “loss leaders”, which
are low-profit entries used by pest control companies to secure easier residential or government contracts; WellTech turned this model on its head.

By making multi-family the exclusive building block of their business, WellTech developed high-efficiency systems and expanded their service offerings to include high-value projects. This focus allows them to manage multi-million dollar accounts for national property management firms while maintaining the slim margins that drive competitors away.

Innovation: Tenting vs. Non-Tenting


A cornerstone of WellTech’s success is their non-tenting termite solution . Traditional termite control often requires “tenting” or fumigation, which forces residents to vacate for days, discard food, and disrupts the entire community.

It allows residents to remain in their homes while technicians utilize targeted, high-tech treatments, making termite management a seamless part of property maintenance rather than a logistical nightmare.

Expansion and Culture

With a full parking lot and an expanding fleet, the company is now moving into the Jacksonville and Gainesville markets. Beyond technical skill, WellTech is a staple of the Florida apartment association circuit (FAA, BAAA, AAGO, and SWFAA) . Known for their high-energy trade show presence, their 2025 marketing themes, including parodies of Men in Black, Star Wars, and Lollapalooza, have become legendary. In a nod to their Ybor City origins, co-founder and cigar aficionado Jay Wells is often seen sharing cigars with attendees, blending industry expertise with a personal touch. WellTech plans on attending the First Coast Apartment Association trade show for the first time this year.

The decade milestone was highlighted during the annual holiday party at the Marina Club Clubhouse, where Jay and John Wells were presented with a Decade Award by Austin Matteson , Vice President of Account Management and Marketing. Matteson, who started as a
technician in 2019, is now a minority owner. Similarly, Director of Operations Doug Bacon , who joined in 2021, was celebrated for his leadership in maintaining the low service-call volumes that
are the hallmark of WellTech’s success. He was promoted to management to bridge the gap between properties, tenants, and our service techncians.
